Market Mondays: What Does $250,000 a Month Get At One World Trade Center?

With all the press and emotion tied in with the rebuilding of the World Trade Center, we thought it might be interesting to take a look at the new World Trade Center Complex, in particular, One World Trade Center. Now the tallest skyscraper in the Western Hemisphere, the tower caps out at the tip of its enormous antennae at 546.2m or 1792 feet tall. The tower is due to open in mid 2014 and is approximately 50% leased.

Lease rates are averaging about $75 usd per square foot per year, not taking into account tax breaks which are provided to new tenants. In Downtown Vancouver, which has some of the highest office lease rates in Canada, the average lease is under $45 per square foot in Canadian dollars. That’s just a little more than half the rent charged in One World Trade Center.

As a point of reference, the CN Tower in Toronto still holds the record as the tallest free standing structure in the Western Hemisphere at 553.33m or 1815.4 feet. The tallest building on the planet is the Burj Khalifa in Dubai at 828m or 2717 feet.
